The Town of Garner is recruiting for a multi-trade Building Codes Inspector. There are three levels of Building Codes Inspector (I, II, and III). The salary range shown represents the minimum salary for the Level I position through the maximum for the Level III position.

Current pay ranges for each position level:

Building Codes Inspector I $56,345.12 - $85,846.02

Building Codes Inspector II $62,108.28 - $94,629.86

Building Codes Inspector III $68,471.00 - $104,334.88

The Building Codes Inspector performs difficult technical work in the inspection of building plans and construction for compliance with building codes, inspecting in all 4 building codes. Work is performed under regular supervision.

This is light work requiring the exertion of up to 20 pounds of force occasionally, up to 10 pounds of force frequently, and a negligible amount of force constantly to move objects; work requires climbing, balancing, stooping, reaching, standing, fingering, grasping, and repetitive motions; vocal communication is required for expressing or exchanging ideas by means of the spoken word; hearing is required to perceive information at normal spoken word levels; visual acuity is required for depth perception, color perception, preparing and analyzing written or computer data, visual inspection involving small defects and/or small parts, use of measuring devices, operation of motor vehicles or equipment, determining the accuracy and thoroughness of work, and observing general surroundings and activities; the worker is subject to inside and outside environmental conditions, hazards, and atmospheric conditions.

Examples of Duties

Performs field inspections and re-inspections of residential and commercial structures for compliance with the NC Building, Electrical, Mechanical, and Plumbing codes and referenced materials. Prepare reports of all violations noted during inspections

  • Advises contractors in interpreting and applying code provisions.
  • Receives complaints regarding defective construction and handles enforcement problems.
  • Issues warnings and stop-work orders, if necessary, where construction is not being made in compliance with regulations as to methods and/or materials.
  • Reviews building plans for compliance with building codes; issues permits.
  • Assists with minimum housing inspections
  • Answers questions from private citizens, contractors, and builders.
  • Reviews plans to determine compliance with codes.
  • Testifies in court on code violation cases.
  • Prepares and submits reports and keeps records regarding inspections.
  • Conducts commercial plan reviews.
  • Attends training to increase skills and maintain certifications.
  • Performs related duties as required.

Minimum Qualifications

Applicants must:

  • have a high school diploma (or equivalent).
  • possess a valid driver's license and have a good driving history.
  • at least be pre-qualified for level 1 certificates in all trades from the NC Code Officials Qualification Board. You must attach a copy of the pre-qualification letter from the NC Code Qualifications Board for the issuance of probationary certificates in all trade areas.

NCCOQB Pre-Qualification Link

Preference will be given to applicants who have a standard certificate in any trade from the NC Code Officials Qualification Board. Additional preference for applicants who have more than one certificate.

Additional Information

Starting salary and position title will be determined based on the selected applicant's experience, education, and current certification status.

The Town of Garner has an incentive-based career ladder in place for the advancement of certifications.
